Citizens for Pets in Condos: Real Estate and Pets
|
|
Description: |
Effective January 1st, 2009, owners of condominium property for sale in the state of Florida are required to give an disclosure to prospective buyers of condominium units. The disclosure document is known as a Condominium Governance Form, issued by the Department of Condominiums, Timeshares and Mobile Homes. The form in its entirety can be found at the State of Florida Department of Business and Professional Regulation website.
The item referenced in this article particular interest to condominium owners seeking change in their communities is found under the heading
Unit Owner s Rights, Item #2 and reads
Petition the association board to address an item of business at the next regular or special meeting of the board, if 20% of the voting interests petition the board.
Citizens for Pets in Condos Inc. is bringing this item to the attention of the public because owners of condominiums and other association run housing may not have had this right previously written upon the Declaration of Condominium, Articles of Incorporation, By Laws or Rules and Regulations for their association (collectively known as documents).
Nanette Gordon, Vice President of the Board of Directors for Citizens for Pets in Condos Inc. states we would like for all citizens of Florida and in particular owner residents of condominiums and other association run housing to know that they have the right to bring up the topic of voting in their communities about changing no pet policy restrictions.
There is evidence that along with the changing demographics in Florida, there is an increase in the number of citizens who would like to have at least one companion animal (household pet) in their residence. No pet policy housing numbers are disproportionate with the amount of housing required by this emerging population migrating to Florida.
Citizen for Pets in Condos believes that investigation is warranted to further illustrate how these numbers are impacting the real estate market in Florida. For instance, the number of no pet policy condominiums available for sale in a particular coastal beach area of Boca Raton has approximately 80% no pet policy restricted property, especially within a certain price range. When the property prices are at a higher level in this same vicinity, the condominium units in those buildings allow pets, albeit with some restrictions as to size, quantity and perhaps breed in some cases. But in most cases, small to medium size dogs, house cats and other small caged domestic animals, caged birds and aquarium fish are permitted in housing that allows pets.
